Property maintenance can be broken down into four main categories: Routine, Preventative, Corrective, and Value-Add. Henderson Properties is equipped to handle each form of maintenance that could be needed at your rental.
This includes work performed at regular intervals, typically done weekly, bi-weekly, monthly, daily, or annually. In addition, our technicians and network of trusted vendors typically offer seasonal promotions at substantial discounts, available exclusively to our homeowners. We offer power washing services, HVAC inspections, tune-ups, gutter cleaning, and even lawn aeration!
This is perhaps the most overlooked form of maintenance, as many folks (understandably) try to avoid spending money on items that might not yet require attention. However, these items can lead to costly repairs or replacements if left untouched. Therefore, we recommend evaluating appliances (HVAC and water heaters!), roofing, plumbing, and pest prevention on all rental properties. We do our best to address many of these at the resident level, typically requiring quarterly filter changes to protect HVAC units, reporting possible leaks, and keeping drain lines clear at all times.
Unfortunately, there are instances when items need to be repaired or replaced. Our Maintenance team is available 24/7 to respond to requests and emergencies. With over 30 years in the business, we have fostered excellent relationships with suppliers and specialty vendors to provide our investors and residents with exclusive inventory access, expedited deliveries, and below-market pricing. Each time we receive a maintenance request, we mindfully approach it to optimize service to the residents while mitigating costs to our investors. We do if we can walk a resident through a minor repair to avoid a trip charge. We will if we can repair something instead of resorting to a replacement. If something does need to be replaced, we work with an extended network of reputable vendors to secure the best pricing.
Not only does our team have expertise in maintaining a home, but we excel at improving homes, as well. For example, our Maintenance team repairs/constructs decks, remodel full kitchens and baths and installs flooring. Projects such as these improve the property’s aesthetic value and are great to consider before listing your property for lease or sale. In addition, our Project Managers can often visit and provide estimates within 24 hours of a request and are available to walk you through the details!
