1. Pay with cash.
Purchasing a home with cash may not be an option for everyone, but buying a home can be easier for those who are able to pay with cash. Sellers like to see all-cash offers because it removes the need for an appraisal, the escrow closes quicker and the hassle of resolving mortgage issues is eliminated. Additionally, because it can make things faster and easier for the seller, you may be able to negotiate a lower price when you are offering all-cash.
2. Show that you are pre-qualified.
The biggest disappointment for sellers happens when they finally accept an offer on their house, only to find out that the individual or couple who wanted to buy the place does not actually have access to that amount of money. Make your offer stand out by also supplying a pre-qualification or pre-authorization letter from your lender to prove that you are financially qualified.
3. Offer to close when it is convenient for the seller.
In the vast majority of home sales, the current homeowner wants to sell and move out of the house as fast as possible. If you know that the seller needs to be out quickly, offer to close in 30 days or less. Alternately, if you know that the seller’s new house will not be completed for another 60 days, offer to push back the closing date to accommodate this timeline.
