How Can I Maintain My Home Now to Avoid Costs Later?

Now is the time to complete some checks around your home or investment property to avoid costly emergency repairs later. Taking these steps now will also help you enjoy your property more. Here some steps you can take:

  1. Have someone check your roof for cracking or potential leaks. Even if the shingles aren’t that old problems can still develop. Seals around exhaust vents, pipes, skylights and other areas that keep water where it belongs need to be checked. Hot summer sun can deteriorate seals and flashing, and when that happens, costly interior repairs may be right around the corner.
  2. Repair or replace weather stripping so you will have adequate cool air. Properly sealed doors and windows help lower utility bills, keep homes more comfortable, help keep insects outside, and can assist in keeping water out of your home. Remember, if you can see out, something can get in.
  3. Apply weather sealants to appropriate surfaces to extend the years of enjoyment you can receive, without costly repairs or replacement.
  4. Caulking is also a very important component of maintaining your home. Check for voids or cracks and have them filled. While checking doors and windows, clean and lubricate the guides and tracks for smooth operation.
  5. Pressure wash the surfaces of your home, along with decks, patios, and outdoor furniture to enjoy it for a long time.
  6. Check the perimeter of your home at grade level. Is the mulch too high? Make sure the level of mulch is low enough to not allow water to intrude into your home by getting behind the siding. Always leave space beneath the siding to avoid problems. Also, notice the soil under the gutter line. Can you see where water has eroded a line? That’s a good indication that rainwater is not moving through the gutter system properly, and overflowing. Keep your gutters clear of any obstructions- it can greatly minimize the amount of water cascading down the side of your home and potentially finding its way inside.
